VIP PARK CITY NEWSLETTER
I work with luxury buyers and sellers in Park City and Deer Valley who want clarity, not chaos, and strategy, not pressure. When you work with me, you get a calm, thoughtful guide who helps you make better decisions, protects you from costly mistakes, and treats your money like it matters, because it does. I was raised in Park City. This isn’t a market I discovered. It’s a place I’ve watched evolve for decades, it’s one I’ve lived through, which means I understand the nuances, micro-markets, and long-term patterns that don’t show up online. I combine that local depth with modern media, intelligent marketing, and negotiation grounded in preparation and empathy, not ego. I don’t believe in pushing people into deals; I believe in helping clients decide if it’s the right move at the right time, so they can move forward with confidence and peace of mind. If you want an advisor who understands luxury, negotiates like a pro, and markets like a media company, I'm the one you call.
A Personal Letter From Nicole
Let me start with the truth.
You don’t need another real estate agent.
You need someone who will protect your time, your money, and your peace of mind when things get complicated.
Because they will get complicated.
That’s not pessimism. That’s experience.
And if you’re reading this, there’s a good chance you’re trying to make a big decision.
Maybe you’re buying. Maybe you’re selling. Maybe you’re simply trying to make a smart move in a market where the stakes are high and the margins for error are small.
Either way, you want clarity.
You want confidence.
And you want someone in your corner who knows how to execute at a high level.
It started in a dance studio.
More than 25 years of discipline. Repetition. Pressure. Learning how to perform when the lights are on and the expectations are high. Learning how to stay calm when things get uncomfortable. Learning how to show up prepared, polished, and ready to deliver.
I even danced in a little movie called Disney’s High School Musical.
Fun story. Still makes people smile.
But the real lesson from those years wasn’t about dance.
It was about grit.
Because eventually life shifted.
I traded ballet shoes for snowboard boots, became a ski bum in Park City, and started over from scratch. No wealthy network. No big team. No safety net. No one handing me deals.
Just me, a camera, a laptop, and a decision:
I was going to build something big, I was going to build it my way.
And I did.
I worked my butt off.
I filmed videos when nobody was watching.
I showed up when it felt awkward.
I kept going when the phone wasn’t ringing.
I invested in myself when the results weren’t guaranteed.
Nobody swooped in and said,
“Hey Nicole, let me help you.”
“Let me show you the ropes.”
“Let me hand you deals.”
That didn’t happen.
In fact, most people were not particularly helpful or nice to me in the beginning.
I didn’t have a book of business.
I didn’t come from a real estate family dynasty.
I wasn’t part of the old guard.
I was just a girl with a camera, a lot of determination, and a very clear vision of what I wanted to build.
There were moments when I felt dismissed.
Moments when people looked at my videos and thought they were cute, but not serious.
Moments when I had to figure things out on my own because there was no one standing behind me.
So that’s exactly what I did.
I figured it out.
I stayed disciplined.
I stayed focused.
And I kept showing up.
Even when it was uncomfortable.
Even when it was lonely.
Even when it felt like nobody was paying attention.
And then something interesting happened.
My YouTube channel crossed one million views and I sold over $50 Million dollars of Real Estate through youtube videos.
Suddenly, the same people who weren’t paying attention before started paying attention.
The same people who weren’t particularly helpful in the early days suddenly wanted to be very friendly.
Very supportive.
Very interested.
And I remember thinking:
Ohh That’s how this works. 😉
That experience shaped me.
It taught me how to rely on myself.
How to stay focused when the noise gets loud.
And how to keep moving forward even when recognition hasn’t caught up yet.
While other agents were sitting around waiting for business or spending $14,000 a month on Zillow or chasing low-quality internet leads that disappear if you don’t respond in 10 seconds, I built something different.
I built my own pipeline. I built my own distribution platform.
I don’t rely on anyone else to feed me business because I built the machine myself. From the ground up, I created a media company that sells real estate.
I started educating people.
I filmed videos about Park City. The neighborhoods. The market. The lifestyle. The mistakes buyers make. The things sellers wish they knew sooner. The stuff out of towner's want to know, that only locals know.
At first, almost nobody watched.
Then a few people did.
Then hundreds.
Then thousands.
Today, that channel has helped thousands of people understand this market and has directly led to tens of millions of dollars in real estate sales.
Not because I got lucky.
Because I stayed consistent.
Because I didn’t quit.
Because I treated this like a business, not a hobby.
You’re not hiring someone who stumbled into success.
You’re hiring someone who built her business from the ground up.
One client at a time.
One deal at a time.
One problem solved at a time.
I didn’t inherit a reputation.
I earned one.
And I hold myself to a very high standard.
I’m disciplined.
I’m motivated.
And I get to work.
Even when things are uncomfortable.
Even when I’m underestimated.
Even when respect hasn’t been earned yet.
I don’t wait for perfect conditions.
I don’t wait for recognition.
And I don’t make excuses.
I show up prepared.
I do the work.
And I finish what I start.
That’s the mindset I bring to every real estate deal.
This town didn’t just shape my career.
It shaped who I am.
I know the neighborhoods.
The seasons.
The shortcuts.
And the subtle details that separate a beautiful home from a smart investment.
In luxury real estate, the difference between a good decision and a costly mistake can be hundreds of thousands or millions of dollars.
My job is to protect you from the second one.
And I take that job personally.
I’m ambitious.
Not in a flashy way.
In a disciplined, sleeves-rolled-up, get-it-done kind of way.
I believe in excellence.
I believe in preparation.
And I believe in earning trust through performance.
I invest heavily in coaching, negotiation training, and personal development because the stakes are too high to wing it. My clients deserve someone who is constantly leveling up, not coasting.
I’ve lost 50 pounds.
I’ve rebuilt my confidence more than once.
I’ve had seasons where things felt impossible.
And those seasons taught me something that applies to business, real estate, and life:
Discipline beats motivation.
Consistency beats talent.
And the people who keep showing up usually win.
I want to build the biggest, most trusted real estate YouTube channel in Park City.
Not the flashiest.
Not the loudest.
The most valuable.
A channel that helps people make smarter decisions.
A channel that tells the truth about the market.
A channel that earns trust before a transaction ever happens.
And yes, I’m aiming high.
To the Next $50Million
My goal is to generate $50 million annually in real estate sales directly from that channel.
Not for ego.
Not for status.
Because that level of success means I’m helping more people.
Solving more problems.
And building something meaningful that lasts.
And here’s the honest part.
Every client who chooses to work with me becomes part of that journey.
You’re not just hiring an agent.
You’re partnering with someone who is building something big, with grit, integrity, and a relentless commitment to doing the work.
I’m probably not your person.
But if you want someone who will show up prepared, work hard, tell you the truth, and protect your interests like they matter…
We’ll get along just fine.
Because this isn’t just about real estate.
It’s about making smart decisions.
Building wealth.
And moving forward with confidence.
That’s the mission.
WHAT'S IN IT FOR YOU
Let's be honest. You're not hiring an agent. You're hiring a result.
And when you're buying or selling a luxury property in one of the most competitive ski markets in the country, the difference between the right advisor and the wrong one isn't just frustrating it's expensive.
Here's what I see happen all the time:
Sellers leave money on the table. Properties get underpriced, sit too long, and go stale. In this market, days on market kill leverage. Sophisticated buyers know a stale listing is a negotiating gift and they'll use it. Generic marketing, stock photos, and a Zillow post don't move luxury homes. The buyers who can actually afford your property aren't scrolling the internet hoping to stumble across it. They need to be reached deliberately, globally, and through the right channels.
Buyers get blindsided. They fall in love with a property and overpay because they didn't know what comparable sales actually looked like. They miss the right property because they weren't positioned to move fast and in this market, hesitation is expensive. They work with an agent who doesn't know the nuance between Canyons Village and Deer Valley East Village, and that lack of knowledge costs them in ways they don't even realize until it's too late.
And in both cases the wrong agent costs far more than their commission ever saves you.
So here's what working with me actually looks like.
I've spent nearly eight years and almost four decades living in this market learning exactly what moves luxury properties in Park City and Deer Valley. I know the buyers, the patterns, and the pressure points. I know which buildings have issues, which locations hold long-term value, and which properties look great on paper but won't hold up under scrutiny.
I'll tell you the truth even when it's uncomfortable because protecting your outcome matters more to me than closing a deal.
For sellers, your property gets positioned not just listed. Backed by Christie's global network, your home reaches high-net-worth buyers locally, nationally, and internationally. The ones who aren't on Zillow, but who are absolutely paying attention to the right opportunities.
For buyers, you get access to off-market inventory, honest guidance, and someone who moves fast when the right property shows up because in this market, it won't wait.
I handle everything. Strategy. Pricing. Marketing. Negotiation. Due diligence. Closing. Every detail, start to finish.
Your (T.A.M .E. E ) time, attention, money, effort, and energy are valuable.
That's exactly why you need someone who treats them that way.
WHAT MAKES NICOLE UNIQUE
Most agents moved here in the last 5–10 years. I've lived the transformation of Park City from sleepy ski town to luxury hotspot. I don’t just know neighborhoods I am the neighborhood. That’s unmatched credibility.
Other agents buy leads. I created the most-watched Park City real estate channel and turned it into over $50M in sales. That’s proof of innovative marketing, not just talk.
I don’t treat a $5M listing the same way as a $500K condo. Cinematic story-telling and lifestyle videos, high-end staging strategy, and a Christie ’s-level marketing plan put your listings in front of the exact affluent buyers who want them.
I'm trained in Chris Voss–style tactical empathy and negotiation. While most agents fumble under pressure, I calmly extract the best terms and protect my clients’ bottom line like a pro.
Snowboarding 70+ days a year, deep ties in the ski and mountain culture, and a luxury-living lifestyle that resonates with buyers and sellers. I am the brand my clients want to buy into.
I don’t just “list” a property. I manage every detail A–Z from pre-listing prep, photography, and storytelling videos to negotiation, closing, and even post-sale follow-up. Sellers feel they’ve hired more than an agent they’ve hired a marketing firm + negotiator + concierge in one.
I am not just another agent with a yard sign. I align with Christie’s one of the most respected luxury brands in the world. That credibility elevates my clients’ listings to a global audience of high-net-worth buyers.
8. I am not a Discount Agent
Let's Get This Out of the Way" I don't discount. I don't do flat fees. I do full-service luxury representation backed by Christie's International Real Estate a globally recognized name that opens doors most agents can't. If the commission conversation is the first thing on your mind, we're probably not a fit. No hard feelings.
