Here’s what I’ve learned after years in the trenches of Park City real estate:
Even the most qualified, successful buyers run into issues.
Not because they lack money.
Not because they lack intelligence.
Because they weren’t prepared.
You never know what you don’t know.
And every real estate transaction is different.
Different neighborhoods.
Different inventory levels.
Different competition.
Different timelines.
Different rules.
Buying new construction is different than resale.
Buying in a tight inventory neighborhood is different than buying where supply is higher.
Buying from out of state is different than buying locally.
This is not a one-size-fits-all process.
I See Myself as a Problem Preventer
Most people call a real estate agent when they find a house.
That’s backwards.
The real work should happen before you ever walk through the front door.
Because once you fall in love with a property, the clock starts ticking.
And if you’re not ready, you lose leverage.
You lose time.
Sometimes you lose the house.
Preparation changes everything.
In Park City, there are always what I call shadow buyers.
They’re renting.
They’re studying the market.
They’re getting familiar with neighborhoods.
They’re quietly preparing.
And when the right property hits the market…
They pounce.
Not because they’re lucky.
Because they’re ready.
Nobody loves the airport process.
You don’t get excited about:
Showing up early
Going through security
Following the rules
Packing correctly
But if you skip those steps, you don’t get on the plane.
Buying a home works the same way.
The destination is the house.
But the process is what gets you there.
Ignore the process, and the trip gets delayed.
Or canceled.
Get mentally ready.
Not casually ready.
Not “maybe someday” ready.
Real ready.
That means:
Knowing your timeline
Knowing your budget
Understanding your financing or liquidity
Choosing the right agent
Understanding the local market
It also means being honest.
If you’re six months out, say that.
If you’re a year out, say that.
If you’re serious now, say that.
Clarity saves everyone time.
Especially yours.
The biggest mistake buyers make in Park City is simple:
They focus on the house.
Instead of the process.
The right house will always show up once your clear.
And the buyers who win?
They put the cart before the horse.
They prepare early.
They communicate clearly.
They move decisively.
And when the right property shows up…
