HOA'S Are Everywhere in the Wasatch Back and They’re Getting More Expensive.
In January, Realtor.com released a national study on the growth of homeowners associations.
The data is interesting.
But what really matters is how our market here in the Wasatch Back compares.
Because spoiler alert… we are not average.
Let’s look at the numbers.
43.6% of homes for sale nationally have an HOA
58.2% of homes in Utah have an HOA
81% of homes in the Greater Park City area have an HOA
That is not a small difference.
That is a structural feature of our market.
And the cost side tells an even clearer story.
Median HOA fee nationally: $135/month
Median HOA fee in Greater Park City: $576/month
Now here’s where it gets really interesting.
Nationally:
Condos and townhomes are far more likely to have HOAs than single-family homes
In the Wasatch Back:
The split is almost even
60% of single-family homes coming to market in 2025 had HOAs
40% of condos had HOAs
That flips the national pattern on its head.
And while condos represent a smaller share of HOA properties here, they carry significantly higher monthly costs.
Average condo HOA: $845/month
Average single-family HOA: $283/month
What this means in plain English
HOAs are not an exception in our market.
They are the norm.
They fund snow removal, private roads, amenities, exterior maintenance, insurance layers, and in many cases, lifestyle infrastructure that keeps these communities running smoothly in a mountain environment.
But they also materially impact affordability, resale value, and buyer decision-making.

Bottom line
If you’re buying, the HOA is not just a line item. It’s part of the total cost of ownership.
If you’re selling, buyers are absolutely factoring it into their offer strategy.
Ignoring that reality is like pricing a house without looking at the competition.
Technically possible. Financially painful.
