Zillow can give you an estimate. A local luxury real estate agent can give you context.
Online home valuations rely heavily on public records, algorithms and available property data. But do those records accurately reflect your home today? Do they know about the $500,000 renovation, custom finishes, ski access, protected views, oversized lot, privacy, architectural significance, club membership eligibility or the fact that your home sits on the better side of the street?
Probably not.
And in Park City and Deer Valley, those details can dramatically change value.
Utah is a non-disclosure state, which makes accurate luxury home valuation even more dependent on access to actual market data, recent comparable sales and firsthand knowledge of what buyers are paying for specific neighborhoods, views, locations and amenities.
That becomes especially important with luxury and ultra-luxury properties, where two homes with similar square footage can sell for millions of dollars apart.
A Zestimate is a useful starting point. It is not a pricing strategy.
If you are considering selling a luxury home in Park City, Deer Valley, Canyons Village or the surrounding area, a professional home evaluation should consider the things an algorithm cannot see: condition, renovations, architecture, views, ski access, privacy, location, specialty features, buyer demand and the most relevant recent sales.
Your home is not an average of the houses around it. Its value is in the details.
