• Overall Demand Softened: Pended sales during the first six months of 2026 were down approximately 10% compared to the same periods in 2024 and 2025. Total dollar volume also dropped by about 5%.

• Unique High-End Pricing Dynamic: For the first time in over a decade, higher-priced condos (above the median) in both In Town and Snyderville Basin metrics posted shorter absorption rates than cheaper options priced below the median.

• Resilient and Strong Prices: Prices continue to outperform national trends. Condo and single-family prices rose roughly 9% year-over-year. Vacant land was the standout performer with a 36% price jump.

• Impact of New Construction: New construction remains a powerful market driver. Over 30% of homes sold in Promontory and over 50% of homes and condos sold in the Jordanelle area were new construction, significantly impacting overall pricing trends.
