It's a great question because buying the home is only part of the investment.
Depending on the community, you'll also want to understand membership deposits, annual dues, HOA fees, food and beverage minimums, transfer fees, and whether membership is even required.
To make things even more confusing, every club does things a little differently.
Some require membership when you purchase a home.
Some let you choose between golf and social memberships.
Some don't even require you to own property inside the community.
I've toured every one of these clubs, helped buyers purchase homes in many of them, and put together this guide to help simplify the differences.

Best For: Buyers who value privacy, fly fishing, and wide-open spaces. Victory Ranch feels completely different than the other clubs.
When I think of Victory Ranch... I don't think about golf first. I think outdoor adventure club first with golf.
