Utah law and current real estate practices require certain paperwork to be completed before touring homes.
Before we begin showings, we will go through the Buyer Broker Agreement, how representation works, my compensation, and exactly what you can expect from me.
Nothing should be confusing or sprung on you halfway through a transaction.
Before we begin showings or preparing offers, I require:
A pre-approval letter if you are financing.
Proof of funds if you are purchasing with cash
A plan for your current property if another home needs to sell before you purchase
We do the work upfront so that when the right property appears, we can move quickly and confidently.
My professional fee for buyer representation is 3% of the purchase price.
Depending on the property and transaction, some or all of that compensation may be offered or negotiated from another source. If there is a difference between what is offered and the agreed professional fee, we will discuss it before moving forward.
Compensation is fully disclosed in writing up front.
There may be agents willing to represent buyers for less. I run a full-service advisory business focused on high-level representation, negotiation, market knowledge, and protecting my clients throughout the transaction.

Buying new construction is also very different from buying resale.
Developer contracts, deposits, construction timelines, rental restrictions, HOA structures, transfer fees, club memberships, future phases, views that may change, and resale considerations all need to be evaluated before you commit.

There is no single Park City market.
A ski-in/ski-out residence in Empire Pass behaves differently from a home in Park Meadows. A $12 million property behaves differently from a $3 million condo. New construction competes differently from resale.
That is why broad market averages can be misleading.
