Park City Real Estate Market Update
October 2026
Luxury Homes, Condos and Ski Properties
Park City luxury real estate market update for October 2026. What buyers and sellers need to know about prices, inventory and days on market in 84060, 84098, Jordanelle and Heber Valley.
The market has shifted toward buyers. It would now take 8.5 months to sell everything listed, up from 7.7 months a year ago. About 6 months is considered balanced.
Homes are taking longer to sell. The average home took 95 days to go under contract, up from 88 last September.
Sellers are getting about 94% of their original asking price. That leaves real room to negotiate.
The top of the market is still strong. The average sale price jumped 27% to $3.7M, and $4M+ sales went up this month.
The middle of the luxury market slowed the most. Sales between $1.5M and $2.5M fell by about half compared with last September.
Total sales are down only slightly. There were 766 sales so far this year, compared with 787 last year (down 2.7%).
You have leverage right now. With more inventory and longer market times, you can negotiate on price, concessions and terms.
Look at listings that have been on the market a while. A home sitting past 90 days usually means the seller is open to an offer.
Snyderville Basin (84098) is the value and momentum play. Its median single family price is $2.8M, up 13.5%, and sales rose almost 11%.
Park City condos (84060) are softer. The median price fell 19% to $2.03M, and the time to get under contract more than doubled. This is a strong window for ski-in/ski-out and second home buyers.
Jordanelle gives you room to negotiate. It has 9.7 months of inventory, and homes take 65 days to go under contract (up 87%).
Act before ski season. Demand picks up as the resorts open, and so does competition for the best properties.
Price it right from day one. Overpriced homes sit, and a long time on market costs you more than a smart starting price.
Expect to negotiate. Plan for offers around 93% to 95% of your original asking price.
Presentation matters more in a buyer's market. Staging, professional media and a strong story for out-of-state buyers set your home apart.
The upper end is still selling. If your property is $4M+, premium buyers are active and closing.
Timing counts. Listing before peak ski season puts your home in front of the most motivated buyers.
Buyers: This is one of the best negotiating windows in recent years. Be prepared, be pre-approved and move confidently.
Sellers: You can still sell well, but strategy matters more than it did in recent years. Pricing, presentation and positioning win.
Both: Conditions vary a lot by neighborhood and price range. A one-size-fits-all approach can cost you real money.
